Title 24 HERS 1 Testing

Lower Home Energy will provide you with your "one stop shop" for the entire process of your Title 24 HERS 1 Testing.

DUCT LEAKAGE TESTING

The HERS 1 Rater will need access to all supply and return air vents in the residence. These air vents will be covered in order to be pressurized to measure the duct leakage. If the ductwork has been completely replaced it will require less than 5% duct leakage to pass. If the system has been altered, it will require a duct leakage less than 15%.

REFRIGERANT CHARGE VERIFICATION

The air-conditioning system requires a check on the refrigerant levels to maintain proper efficiency levels. With refrigerant gauges attached to the system we can determine if the system is under or over charged.

AIR FLOW VERIFICATION

Proper air-flow is verified by measuring the air being pulled through the return system. Depending on the size of the equipment the airflow minimum must be met by using a flowhood (balometer) to calculate the air-flow.

The first step in upgrading your home's energy efficiency is conducting an interview that will reveal your  primary concern

and goals. Additionally, our interview format will procure the following information:

The information provided will create the foundation on which we will build your customized Home Performance Report that, when coupled with a comprehensive Home Performance Assessment, will better guide our team in creating the most efficient and practical program for upgrading your home.

HOME PERFORMANCE ASSESSMENT TESTS

Duct Leakage Test

The average home in California has a duct leakage of 30%. This can make your systems work harder which will reduce the life of the unit and cost you monthly to operate. A duct leakage tester is a diagnostic tool designed to measure the airtightness of HVAC systems. Sealing ducts is the first step to improving the energy efficiency of your duct system.
Cost of Service: $250.00

Estimated Timeline: 1-2 hours

Blower Door Test

Infrared scanning (thermography) is used to detect thermal defects and air leakage in building envelopes. By using infrared video and still cameras to measure surface temperatures we can determine whether or not a building needs insulation, where in the building it should go and if insulation has been installed correctly.

Thermographic scans are also commonly used with "Blower Door" tests. The blower door helps exaggerate air leaking through defects in the building shell. Such air leaks appear as black streaks in the infrared camera's viewfinder. Together, these two mechanisms work to identify escape points for unconditioned air, which detracts heavily from the energy efficiency of a unit.

Cost of Service: $150.00

Estimated Timeline: 1 to 2 hours

Combustion Safety Testing

Combustion Gas Analysis is needed for SMUD & PG&E advanced rebate programs. Lower Home Energy will, per requirement, test all gas appliances for carbon monoxide levels.

Cost of Service: $100.00

Estimated Timeline: Same day

Visual Inspection

After analyzing your utility bills in conjunction with data provided in the Occupant Interview, we come to your home and carry out our Visual Inspection, measure air leakage with the "Blower Door" inspection, duct efficiciency with the Duct Leakage Inspection, and heating and cooling equipment efficiency, bath fan ventilation efficiency, as well as humidity and temperature levels. We also perform attic/crawl space and window/roofing inspections, all of which will build a comprehensive overview of the energy efficiency of your house, as well as identify the components that can be improved/replaced in order to optimize the possible retrofit. We gather performance measurements (according to BPI standards) using a blower door, a duct blaster, a combustion analyzer, temperature and humidity gauges, carbon monoxide detectors and an infrared camera.

After 7-10 days time, we meet with you and review our findings in our HPA report (debriefing) which includes custom pictures of your home, measurements obtained and recommended upgrades that will optimize energy efficiency. The consultation takes 1-2 hours and we answer any questions that you may have about the HPA report. We layout recommendations on strategy to make your home more Comfortable, Healthy, Safe and Energy Efficient as well as guide you in garnering the rebates and resources available to homeowners when moving forward with these retrofits.

Because of the nationwide push for an increase in energy efficiency, umbrella funds like Energy Upgrade California have been implemented and are providing massive funds for rebates. If you have not already done so at this point, we will guide you in finding the rebates suitable for your location and home, so that your Home Performance Energy Upgrade is as affordable as possible! If you would like to search for available rebates in your area, click here.

If you elect to move forward with a Home Performance Energy Upgrade, we will model your home’s energy potential (using computer software) and submit a rebate request form to PG&E and/or SMUD. Once the job is approved by the proper energy provider, we will install the energy upgrades and perform the required “test-out” to ensure that the energy measures were installed correctly. The “test-out” data is submitted to PG&E and the actual rebate is processed, and then you, the homeowner, receives a check directly from your energy provider (PG&E or SMUD).

Cost of Service: $250.00-$500.00 (varies based on size of house, number of systems, etc. Most houses only cost $250.00)

Estimated Timeline: 2 days
